I started my search through a far
relative Ahmed who works in a real estate agency in Bahria Town, lahore. He told me that Bahria Orchard plots demand price was between Rs
32 to 36 lakh; of which18 lakh to be paid in four quarterly installments startting January 2016, and remaining
amount 14-18 lakh to be paid as down payment.
Since I had absolutely no idea, I decided to
drive to Bahria Orchard. I was amazed to see the genius (!) of Malik Riaz at
work. Fantastic road infrastructure, nice office buildings all fully occupied
by property dealers, ready made flats, but no houses and no residents at yet.

We started from the tail end of the market, met Mr. Zulfi , a very
thorough gentleman. He showed couple of options, repeating Bismillah at least
10 times with each option that he showed us. His price ranged between 31 and 35
lakh. Visited couple of other dealers; Athers, Ali Saqlain, Khan Estate etc. Found all extremely courteous, almost all
offered tea or juice or at least cold water. They all had several options with
them in the same price range. We collected few maps and returned home.
Back home, I decided to search the web. Olx had several
post by one Mr Ijaz. On contacting through email, he offered few options for Rs
31 lakh but these plots were on the boundaries. On my pointing out this fact,
he offered some good plots, such as facing park, corner plot, or on Main
Boulevard. Their price ranged close to 35 lakh, with additional 10% to be paid
to Bahria Town during allotment. I decided to go for a simple plot between the
lanes in the close vicinity of Main Boulevard (called general plot). Ijaz gave
my few other options, and I decided to go for plot 6xx . After negotiations we
agreed on a price of 31.55 lakh. Mr Ijaz insisted that I pay token
of Rs 15,000/-, but I had no way to go to Bahria Town at that time and pay the
token money. On my inquiry, he told me the works with the property dealer
.... Alliance (later on I found that he actually works with Aam.. estate) . I agreed to get back to him.

I sought help of my relation Ahmed in this matter, and he suggested that next day we should pay him token, verify the authenticity of the file, and then make full payment. He talked to the agent Mr. Ijaz, who did not like his suggestions.
Next morning I went to my bank to get a bank draft
made. I had got the name and ID card number of the plot (file) owner (Mr.
Shaukat). The bank wanted owner's address and phone number to be written on the
DD form (new rule from SBP). I called Ijaz, who after some time made me talk
to another person (he called him the owner) who did not want to provide this information. I
put him through to the bank official, then he very reluctantly provided the
information. Bank draft was made for Rs 13.5 lakh, and balance Rs 5000 was to
be paid in cash.
I was to meet Ijaz at main Bahria Town at 2pm, but due to transportation
difficulties I could not reach there at the appointed time. I informed him
that I'll reach around 3pm. Ijaz became very panicky. Every 10 minutes he
started calling me that the party has another offer for 32.5 lakh and they may
not wait for me. We rushed and reached Bahria Town at about 2:45pm.

Ijaz escorted us from the entrance gate, and
took us to another property dealer Mr. Malik. This gentleman (!) showed his
displeasure to Ijaz for being late and told that he has an offer of 32.5 lakh,
and that he can't bear this loss. Since the draft was made, we insisted that he
must honor our deal. I gave him a copy of the draft, and asked to get it
verified. His man came back after few minutes, that the bank was asking for
original draft. I was getting very nervous, and was not willing to give him the
bank draft without any formal receipt etc; so I sent my nephew Kuku with him to
the bank. The draft was verified. Mr. Malik took out a two page document
which had stamp of 'Ali Saqlain' (a famous property dealer of Bahria), showed
it to us saying that that was the plot file, and asked for the payment draft. I
told him to give me a receipt on his letter pad, but he simply gave receiving
on the photo copy of the draft. My nervousness increased further, but
apparently I had not much choice. I told him to get it verified, to which
he told us that you can take this to Bahria Orchard office and get it verified.
He however added a line on the receipt that he will not be responsible after
three days, and signed. I told him to put a stamp of his office, to which he
said that he doesn't have stamp (!).

I was 3:30 pm. We rushed to Bahria Orchards. My
dealer Ijaz told us about a short cut route . He took us through a village ( I wish Malik Sb build this road for the sake of his clients) and
then through Sharif Medical College to Bahria Orchard.
We reached there at about 4pm. The Customer Support Center was fully crowded. We went through different counters to find out about file verification, and after few attempts found that Marketing Department people can verify this. A gentleman in marketing looked at the file, and told that apparently it looked OK, but correct verification can only be done by people at main Bahria town office. We ran back, because offices close at 5 pm. At 4:50 we reached back to Al-Falah Plaza main Bahria town, and met Mr. Israr in the marketing. He looked at the file and assured that it was genuine. I felt a sigh of relief and thanked almighty Allah. Mr Israr told that we can get it registered by providing two photographs of the purchaser along with copy of ID card of purchaser and next of kin. If we want to keep it open (unregistered - which is easy to sell), then we must keep it in safe custody; because who so ever has it is the owner of it.
